We are very pleased with your professional handling of our lighting retrofit. Your crews were polite, neat, considerate, and helpful. Michael, your presentation was well done. We are happy that the retrofit has left far more than adequate lighting in our garage areas, which was one of the main concerns of our owners prior to installation. They just completed their Lighting Retrofit of the Tower and Hill buildings.
The retrofit reduced the lighting energy consumption alone by 49%, an annual energy savings of over $91,000 for lighting, and reduced HVAC energy cost by an additional $30,400. They also avoid a $24,600 in light bulbs. That’s a total savings of over $147,800!! For saving all this energy, the DWP will be rewarding the team with a rebate check of approximately $105,240.
They will be realizing even more savings as they install the new spec lighting fixtures with the completion of the Tenant Improvements in the tower.

I saw a copy of our rebate check today for $30,000 + to help fund the new lighting system. Does this mean it has been deposited?
This is the fourth win:
1) More light for team members to do their work, 2) lower monthly operating expense for consuming electricity, 3) fewer tons of CO2 discharged into atmosphere, 4) rebate back from the Electric Utility.

I am pleased to let you know that we have seen actual decrease in overhead electricity costs for Anaheim’s Plating Bldg, 1231 Simon. We retrofitted all light fixtures on 3/5/08 and have had them running for a full billing cycle now.
Our average electricity bill for last 14 months of data was $5,386.73 per month
Our March 2008 Bill was $4,476.43
As predicted, we have seen an actual $910 per month savings over our average electrical bill.
With remainder of the year to capture savings, that will net us $9,100 in savings, for plating building alone.
The actual project cost, after the Anaheim City Rebate, was only $4,179.35.
ROI of 4.5 months.
